This site exists because the national VA lenders dominate the search results but their California content is shallow. National lenders won't tell you that San Diego County property taxes vary significantly from Riverside County, or how California's disabled veteran property tax exemption (Revenue and Taxation Code Section 205.5) saves 100%-rated disabled vets $1,900–$3,200/year, or which California counties face real wildfire insurance underwriting challenges. That's the gap I close.

My focus
After working a broader mortgage practice for years, I narrowed in on California VA loans because the depth required to do them well doesn't fit a generalist approach. There are too many CA-specific factors — county-by-county property tax rates, base-specific BAH dynamics, California's disabled veteran property tax exemption, wildfire insurance underwriting in wildland-urban interface zones, NADL for tribal lands, master-planned community Mello-Roos assessments. Each of these has cost veterans real money when handled by a lender who isn't paying attention.
